Why are so many Southern Californians moving to Utah?

California has been Utah's largest source of new residents for years — roughly one in five people moving into the state comes from California. The reasons repeat in nearly every survey: housing costs, taxes, shorter commutes, and a four-season outdoor lifestyle you don't have to fight traffic to reach. For our clients the shortlist is simpler: the same equity buys more house, and the mountains start where the subdivision ends.

How much further does my California equity go in Utah?

Utah's statewide median home price runs a couple hundred thousand dollars below California's, and Weber County typically prices below the Salt Lake metro. In practice, a typical Southern California sale can trade a tract home near the freeway for more square footage, a bigger lot, and often the shop or acreage that would be out of reach back home. We run your specific numbers before you list anything.

Will I actually save on taxes?

Often, but it isn't automatic. Utah has a flat state income tax around 4.5 percent, while California's graduated brackets top out at 13.3 percent. Property tax works differently too: Utah reassesses to market value every year, while Prop 13 has been protecting long-time California owners, so the comparison depends on your income and how long you've owned. What's the job market like in Northern Utah?

Strong and more diverse than people expect. Hill Air Force Base and its contractors anchor Weber and Davis counties, Ogden has manufacturing and a growing outdoor-industry cluster, and Salt Lake City's finance, healthcare, and Silicon Slopes tech employers are within commuting range. Utah's unemployment consistently runs below the national average — and plenty of our clients simply bring a remote job with them.

What are winters really like?

Real. The valley floors get snow, the mountains get some of the lightest snow in the world, and winter driving is a skill you'll build. You'll also trade June gloom for the occasional January inversion haze in the valleys. The payoff is Snowbasin, Powder Mountain, and Nordic Valley on a weeknight instead of a once-a-year trip.

What areas of Utah do you cover?

The Wasatch Front, from Weber County — Ogden, the Ogden Valley, Hooper, Plain City — south through Davis County and as far as Salt Lake City. If your job or lifestyle points you toward Salt Lake, we match you with the right local agent there the same way we do in Weber County.

What are the downsides nobody mentions?

Utah has been one of the fastest-growing states in the country, so the Wasatch Front has traffic and rising prices of its own. Inversions can park haze in the valleys for a stretch in winter, summers are dry, the culture runs more conservative and family-centered than coastal California, and the liquor laws will surprise you. Most of our clients consider the trade well worth it — but you should make it with eyes open, and we'll tell you the unvarnished version for any town you're considering.

Should I sell in California before buying in Utah?

Usually, yes. Most of our clients use the California sale to fund the Utah purchase, and we sequence the two closings so you aren't carrying two mortgages or moving twice. There are exceptions — strong reserves, bridge financing — which is exactly the timing conversation we have first.

What does it cost to work with you?

Nothing beyond a normal transaction. We're referral agents: the receiving agent's brokerage pays us from their side of the deal, so your costs don't change because we're involved — and you get two markets' worth of guidance in the bargain.
